What is Form TM.30 and how to submit it

TM.30 is a document that the owner of the dwelling must submit to the Immigration Office within 24 hours if a foreigner lives in his dwelling. The person who submits the TM.30 form is the owner of the apartment (if the apartment is rented to a foreigner), a hotel employee (if a foreigner lives in a hotel) and other persons.

In some cases, the foreigner himself must submit the TM.30 form if, for example, he lives in Thailand in his own apartment.

Thus, foreigners usually do not have to file the TM.30 form directly (except for apartment owners), usually Thais have to do it for them.

But the foreigner must receive the Receipt of Notification that is given to the Thai after submitting the TM.30 form. This Receipt of Notification is required in some cases and confirms the place of residence, although it does not replace the Certificate of Residence.

This document, which must be in the hands of a foreigner after filing TM.30, is called “Receipt of Notification” and it looks like this:

In short, the procedure must be followed: Form TM.30 must be applied, and you must have the appropriate Receipt of Notification in your hands. Even if you do not fully understand what it is for.

How to file a TM.30 when renting an apartment

Form TM.30 must be submitted by the owner of the dwelling with whom you have entered into an apartment lease agreement. He must submit this form within 24 hours of your arrival. If the owner does not do this, then he faces a fine.

In practical terms, for the tenant of the apartment (that is, for you), this means the opportunity to receive a “Receipt of Notification” – this is a small piece of paper that the Immigration Officer gives to the owner of the apartment in response to the filing of TM.30. This Receipt of Notification must be given by the owner of the apartment to the tenant (that is, you). This document replaces the Apartment Lease Agreement and the Apartment Owner ID when applying for a Certificate of Residence.

Please note that the Receipt of Notification DOES NOT REPLACE the Certificate of Residence. That is, even if you have a Receipt of Notification in your hands, and you are faced with a situation requiring a Certificate of Residence (for example, to buy a motorcycle or obtain a driver's license), then you will need to go to the Immigration Police and receive a Certificate of Residence there.

Despite the fines, the owners have different attitudes towards the submission of the TM.30 form: in the range from “does everything himself without a reminder within 24 hours” to “does not do it at all, even if asked.”

Some owners submit Form TM.30 only upon request. But since they must do this on time, otherwise they will be fined, you should immediately ask for the TM.30 form during check-in. Some do it for extra money – 800 baht per person – apparently, based on the need to pay a fine, or simply take an additional fee “for the work”.

The following documents are required:

  1. Copy of your passport (photo page)
  2. Copy of your passport (visa page)
  3. Copy of departure card (Form T.M.6) [Note: This card has been canceled until further notice. If you did not fill it out when entering Thailand, then you do not need to apply it]
  4. Copy of the owner's ID card
  5. Document confirming ownership (house registration, Land Title Deed or Land Sale Contract)
  6. Lease contract

The owner himself must take care of the collection of these documents. You shouldn't be surprised if the landlord wants to take a photo of your passport pages.

Now you might be surprised, but short-term rentals are prohibited in Thailand. In fact, many tourists daily stay in townhouses equipped for rent, or in ordinary condominiums for short periods, instead of hotels. But because short-term rentals are formally prohibited, you most likely won't be able to get a TM.30 Receipt of Notification if you've rented an apartment for a short period of time.

How to apply for TM.30 when staying at a hotel

The TM.30 must be submitted by a hotel employee for you.

If you are a tourist and have arrived in Thailand for a short time, you do not need to worry about the TM.30 at all.

If you would like to receive a Receipt of Notification confirming that the hotel has filed the TM.30 form, this is not possible. Below is a link to the Thai Immigration Service website page where you can submit Form TM.30 online. This option is used by hotels and this option does not provide for the issuance of TM.30 Receipt of Notification.

What to do if you are not sure if the hotel has filed a TM.30 form? In fact, you don't need to worry about it. Many small or unlicensed hotels do not actually file this form. But if this turns out, then the hotel should pay the fine, not the foreigner.

Form TM.30 exists in two versions:

  • for individual submission
  • to record several foreigners at once

How to apply for TM.30 when staying at a friends house

If you're staying with friends for a few days, then chances are you don't need to worry about the TM.30.

If you are staying with Thai relatives or friends for an extended period, you can submit your TM.30 form online using the following link: https://extranet.immigration.go.th/fn24online/FilterNoLogonServlet?nodeId=24&programId=FNHOTELREG

The form is in Thai so your Thai friends and relatives should be able to handle it.

How to file a TM.30 when living in your own apartment

Owners of apartments in condominiums, as well as co-owners of houses, must also be the subject of filing Form TM.30. But since they are both the homeowner and the foreigner in one person, they must file the TM.30 form for themselves.

Do Tabien Baan (Yellow Book) owners need to file Form TM.30? Need to. That is, Tabien Baan itself is a confirmation of the place of registration of a foreigner, but the TM.30 law does not make exceptions for Yellow Book holders. This is not the only confusion, although the TM.30 is also a confirmation of the place of residence of a foreigner, but this form does not replace the Certificate of Residence. Such laws.

But the online form TM.30 is available without registration. Perhaps registering on the site will give you additional features, such as searching for information about your submitted TM.30 forms.

There, the field names are duplicated in English.

In the “Accommodation Types” field, select “House, Condominium”.

Then select “Foreigner”.

The rest of the fields are pretty obvious to fill out.

A common problem is attaching documents because the website does not accept files larger than 1Mb.

First of all, do not combine photos (or scanned copies) of your documents into one file, as the system allows you to add any number of files:

That is, you can attach each page separately, even for multi-page documents.

If the file size is still more than 1Mb, then reduce the camera resolution when taking a picture. Or use photo editors to reduce the size of pictures.

You need to attach the following documents:

How to get a Receipt of Notification when submitting TM.30 online

No way. There is no way to get a TM.30 Receipt of Notification when applying online. This applies to both staying in hotels and living in your own apartment.

You can take screenshots of the site where you filed the TM.30, but they are not legally binding and if the Immigration Officer does not accept them, then in this situation he is right.

How to be? One option is to file the TM.30 form directly with the immigration office.

Another option is to file Form TM.30 online and not worry about the Receipt of Notification as it doesn't make much sense anyway. In more stringent cases where you need to prove your place of residence (when opening a bank account, obtaining and renewing your driving license, buying a vehicle), you still need to obtain a Certificate of Residence from the Immigration Office. TM.30 is needed to obtain a Certificate of Residence, but instead of TM.30, you can show a lease contract. In other cases, when you need to verify your address (for example, when buying a SIM card), you may be asked for a TM.30, but this is usually easily replaced by a rental agreement.
